What Is Actually Required
You are required to have a documented Water Safety Management Plan for your property. Here’s what that actually means:
- An independent qualified person must author it. Someone with expertise in public health, microbiology, and food safety management, independent of your operations or ownership.
- It covers all water at your property. Potable water systems, pools, spas, and related equipment.
- It documents risks and what you do about them. Control measures, monitoring procedures, and corrective actions specific to your property.
- It’s reviewed at least every two years. Or sooner, if your property or water systems change significantly.
- Water sampling is not automatically required. Sampling is only necessary if a specific risk is identified or if local law requires it. Any provider telling you otherwise is selling you tests you may not need.
Think of it as a documented water safety and response plan for your property, not a testing contract. The goal is practical guidance that fits into normal maintenance operations, not a new operational burden.
